
Buying New Construction in Smyrna: One Family’s Homebuying Story
Relocating from out of state while buying a home in Middle Tennessee can mean managing a lot of moving pieces at once.
For one family I recently worked with, the goal was to find a home in Smyrna, Tennessee that offered the right combination of location, space and a functional layout for their family. They were open to exploring their options, but they knew some of the things that mattered most: three bedrooms, a two-car garage and a floor plan that worked for everyday life.
They ultimately chose a new-construction townhome in Smyrna. But getting from “we really like this one” to closing day involved much more than picking a floor plan.
There were builder negotiations, incentives to evaluate, financing decisions, an independent home inspection, repairs and walkthroughs — and even an unexpected change in financing late in the process.
Their experience is a good example of what buyers should know when considering new construction in Smyrna or elsewhere in Middle Tennessee.

How Did They Know This Was the Right Home?
Before we connected, these buyers had already been exploring new-construction options and getting a feel for what was available.
Some of the other communities they considered were offering attractive interest rates and incentives, but the homes themselves weren’t necessarily the right fit. One option offered more bedrooms than they needed. They weren’t looking for the most house they could get — they wanted three bedrooms and a layout that worked well for their family.
When we toured this new-construction townhome in Smyrna, the floor plan immediately stood out. It offered three bedrooms, 2.5 bathrooms, a main-level primary bedroom, a two-car garage and a spacious layout that included an upstairs loft.
They especially loved the loft.
When it came time to choose between available end units, they noticed an important difference. Because of the way the building was positioned, one end unit had an additional window downstairs, while the other had an extra window in the loft.
They chose the home with the loft window because they wanted that upstairs space to have more natural light rather than relying primarily on artificial lighting.
It may sound like a small detail, but those are often the things that turn a floor plan you like into a home that really works for you.
And although they had considered other new-construction communities offering more attractive financing promotions, they preferred the layout and features of this home.
The incentive mattered. But the home itself mattered more.

Can You Negotiate With a New Construction Builder?
Sometimes and negotiation doesn’t always mean getting the builder to lower the sales price.
In this transaction, we presented an offer that included a lower purchase price along with requests for incentives and several items for the home.
The builder wasn’t willing to reduce the price to the amount offered, but there was room to negotiate other parts of the deal. The buyers ultimately received builder incentives along with several included items for their new home.
That distinction matters.
When buying new construction, buyers may have opportunities to negotiate or receive incentives involving closing costs, interest-rate buydowns, appliances, upgrades or other items. What is available can depend on the builder, community, individual home and even how soon the home is ready to close.
That’s why I wouldn’t compare two new-construction homes based only on their advertised prices.
You have to look at the whole package.
How Do Builder Incentives Actually Work?
Builder incentives can sound straightforward in an advertisement — “$X toward closing costs” or a special interest rate but the details matter.
The amount a buyer can actually use and how it can be used may depend on the buyer’s loan program and lender guidelines.
During this transaction, we had conversations with the lender about the buyers’ financing options and how the available builder concessions could be applied. We also asked whether additional concessions were possible.
The builder ultimately chose to keep the terms that had already been negotiated.
For buyers, the takeaway is simple: ask questions about builder incentives before you sign the contract.
Find out what is being offered, whether you have to use the builder’s preferred lender, how the credit can be applied and whether the incentive changes based on the home or financing program.
The best builder incentive doesn’t necessarily make it the best house. The home still has to work for you
Why Have Your Own Agent When Buying From a Builder?
This is probably one of the biggest misconceptions I hear about new construction.
The onsite sales representative can be a wonderful resource. But that representative works for the builder.
A buyer can have their own real estate agent helping them look at the transaction from the buyer’s side.
In a new-construction purchase, that can include comparing communities and homes, discussing builder incentives, preparing an offer, communicating with the builder, coordinating an independent inspection, following up on repairs, working through financing questions and helping keep track of everything that needs to happen before closing.
There’s often much more happening between “I love this house” and “Where do I sign?” than buyers initially expect.
From Home Search to Closing Day

After the negotiations, financing changes, inspection, repairs, homeowner orientation and final walkthrough, it was finally time for the best part:

Their home search started with a list of things they needed from a home. It ended with a new place in Smyrna that checked the boxes that mattered most to them.
And that’s really the goal.
Not simply finding a new house. Not chasing the biggest incentive.
Finding the home that makes sense for you.

Do I need a REALTOR® to buy new construction?
You can have your own real estate agent represent you when purchasing from a builder. The builder’s onsite sales representative works for the builder, while your agent can help you evaluate the purchase from your perspective.
Are builder incentives negotiable?
Sometimes. Incentives can vary by builder, community, individual home, completion timeline and financing. A builder may also be more flexible on certain move-in-ready homes than on homes that are still being built.
Should I get an inspection on a newly built home?
An independent inspection can identify items that should be addressed before closing. New doesn’t automatically mean perfect.
Can builder incentives be used to lower my interest rate?
Depending on the builder’s offer and your loan program, certain credits may be available for closing costs or an interest-rate buydown. Your lender should explain exactly what you qualify for and how the incentive can be applied.
What should I compare when looking at new construction communities?
Look beyond the advertised price. Consider the location, commute, floor plan, included features, HOA, builder incentives, financing requirements, estimated completion date and how the home will work for you long after closing.
