Greystone in Smyrna, TN: New Construction Homes, Prices, Amenities & What Buyers Should Know
Greystone has become one of the communities worth putting on a new construction buyer’s list. Buyers can choose from multiple home collections and price points, while still getting access to neighborhood amenities and a location with convenient access to I-24 and the broader Nashville area.
But if you’re seriously considering buying here, there’s more to look at than the model home.
The floor plan, lot, monthly payment, HOA, included features, builder incentives and the difference between a base price and the actual price you’ll pay can all change the picture.
Here’s what buyers should know about Greystone before making a decision.
A growing new construction community in Smyrna
One of its biggest draws is location. Greystone is close to I-24 and less than 30 minutes from Downtown Nashville, making it appealing for buyers who want a newer home in Smyrna without giving up access to Nashville.
Greystone has available homes ranging from townhomes to larger single family homes. For someone relocating to Middle Tennessee, you can compare different home styles and price points without immediately having to leave the community.

What amenities does Greystone have?
For many buyers, the neighborhood itself is just as important as the house.
Greystone’s planned amenity area includes a clubhouse, pool and playground.
That can make a difference for families, especially during the warmer months when having a pool and neighborhood gathering space nearby becomes part of everyday life.
If you’re buying early in a community’s development, you’re also buying into the future version of the neighborhood, not just what you see on the day you visit.

Things new construction buyers shouldn’t overlook
Walking into a model home is exciting. Before choosing a Greystone home, look beyond the advertised base price:
Ask about the homesite.
Ask what structural options are included.
Ask which finishes are standard and which are upgrades.
Ask about HOA fees.
Ask what incentives are currently available.
And, perhaps most importantly, compare the total monthly payment, not just the purchase price.
A $400,000 home with one financing structure and incentives can have a very different monthly payment from another $400,000 home with different taxes, HOA costs, insurance and financing terms.
That’s why two homes with similar prices aren’t necessarily similar purchases.

New construction buyers should also pay attention to builder incentives.

Is Greystone a good fit for you?
Greystone could make sense for several different types of buyers.
A first-time buyer may be drawn to the townhome collections and their lower entry prices.
A relocating buyer may appreciate having several floor plans and price points within one community while being relatively close to Nashville.
A growing household may prefer one of the larger single-family collections.
And a buyer who wants newer construction without moving into a luxury price point may find the range particularly interesting.
Why location matters for Smyrna buyers
Smyrna has become an increasingly popular choice for buyers who want to stay within the Nashville metro area while looking outside Nashville proper.
Greystone’s location in the Stewarts Creek area gives residents access to I-24, while Downtown Nashville is advertised by the builder as less than 30 minutes away.
For commuters, that’s an important consideration.
But buyers relocating from another city should also spend time driving the area themselves.
Try the commute at the time you’ll actually be traveling.
Visit nearby grocery stores and restaurants.
Drive through the community on a weekday and on a weekend.
Tour the neighborhood.
That’s often where you’ll learn whether a community actually feels like somewhere you want to live.
