Best Neighborhoods in Smyrna, TN: A Local Realtor’s Guide

LIVING IN SMYRNA • NEIGHBORHOOD GUIDE

There's No Single "Best" Neighborhood in Smyrna

Some buyers want newer homes with community pools and walking trails. Others prefer established neighborhoods with mature trees, larger yards, and more space between houses.

I've called Smyrna home for about 15 years, and I've watched this town change considerably. As a local Realtor, I've also toured many of its newer communities.

This guide isn't a ranking from best to worst. It's a closer look at neighborhoods with different home styles, price points, and amenities to help you find the right fit.

The right neighborhood is the one that works for your lifestyle, priorities, and budget.

Smyrna Neighborhoods at a Glance

Smyrna has quite a variety of neighborhoods. Here's a quick comparison of eight communities offering different home styles, amenities, and price points.

About these numbers: Median prices reflect closed sales recorded in Realtracs MLS from October 22, 2025, through October 21, 2026. They are not current listing prices or individual home valuations. *Greystone's figures represent separate medians for townhomes and detached homes. Smaller sales samples can affect comparisons.

Where Are These Smyrna Neighborhoods Located?

Location is just as important as the home itself. Some Smyrna neighborhoods offer convenient access to I-24 and shopping along Sam Ridley Parkway, while others are tucked away in quieter, developing areas.

Use the neighborhood map to get familiar with the communities featured in this guide and compare their locations throughout Smyrna.

Clear Creek: Larger Homes With an Upscale Feel

If you're looking for more square footage, upgraded finishes, and a little more room to spread out, Clear Creek is a Smyrna neighborhood worth exploring.

Located off Almaville Road, Clear Creek features spacious single-family homes built by multiple builders. That variety is reflected in the different architectural styles, floor plans, and interior finishes throughout the community.

Depending on the property, buyers may find spacious kitchens, upgraded bathrooms with separate soaking tubs and walk-in showers, additional living areas, and flexible spaces for working from home or entertaining.

Community features include advertised walking trails and a playground. Buyers should verify current amenities and HOA information.

Pat's Perspective

I've toured Clear Creek, and one of the first things that stands out is the size of the homes. I also like the variety of floor plans and the way the community is laid out. From my visits, the streets feel wider, and the homes appear to have a comfortable amount of separation. If you're looking for a larger home with an upscale feel, Clear Creek is definitely worth considering.

Stonewood: Established Homes With Larger Lots

Not everyone wants new construction. Some buyers prefer established neighborhoods with larger yards, mature landscaping, and homes with different architectural styles.

Stonewood is one of the Smyrna neighborhoods worth considering if you're looking for a spacious home with more outdoor space.

Homes represented in the recent sales data were built primarily in the mid-2000s. The neighborhood offers substantial single-family homes, with lot sizes that stand out compared with many newer developments.

Source: Realtracs MLS closed sales, October 22, 2025 – October 21, 2026. Statistics reflect seven homes sold during this period, not every home in Stonewood.

One of the biggest differences is the land. The seven properties sold during this period had lots ranging from approximately 0.34 to 1.17 acres.

That's worth considering if you want more outdoor space for entertaining, gardening, or simply enjoying your backyard. Of course, the amount of space between houses also depends on the lot's shape and how each home is positioned.

What Buyers Should Know

With established homes, it's important to consider the age and condition of the roof, HVAC systems, windows, and other major components. A larger yard can also mean additional landscaping and maintenance. Compare individual properties carefully rather than assuming every lot in the neighborhood offers the same amount of space.

Potts Crossing: Established Homes in a Convenient Location

Potts Crossing is an established Smyrna neighborhood featuring traditional single-family homes built primarily in the late 1990s and early 2000s.

Unlike some newer developments, Potts Crossing offers a mix of home layouts, established landscaping, and yards that can provide a comfortable amount of outdoor space.

Its location is another advantage. Residents have convenient access to Sam Ridley Parkway, I-24, shopping, restaurants, grocery stores, and medical facilities.

0.29 Median Lot Size (Acres)

Source: Realtracs MLS closed sales, October 22, 2025 – October 21, 2026. Statistics represent eight closed sales, not every home in the neighborhood.

For buyers who prefer established communities, Potts Crossing offers an alternative to newer neighborhoods where homes may be built closer together. Lot sizes and spacing vary by property, so I always recommend visiting in person.

Pat's Perspective

One of the things I've always appreciated about this part of Smyrna is the combination of convenience and a quieter neighborhood setting. When I first moved to the area, there was still quite a bit of farmland nearby. Much of that land has since been developed, but I still appreciate being close to Sam Ridley Parkway and I-24. In established neighborhoods like Potts Crossing, I also like how the homes generally feel comfortably spaced apart.

Greystone: A Tucked-Away Community With Lots of Choices

Greystone is one of Smyrna's larger newer residential developments, offering a mix of townhomes and detached single-family homes.

Buyers can explore two-story townhomes, three-story townhomes, and detached homes with a variety of floor plans. That makes Greystone worth considering for people with different space needs and budgets.

The community also features a clubhouse and swimming pool, along with advertised playground amenities. The clubhouse offers a spacious gathering area for residents.

Source: Realtracs MLS closed sales, October 22, 2025 – October 21, 2026. Includes 71 townhome sales and 48 detached home sales. Prices are historical medians, not current asking prices.

Location is another distinguishing feature. Greystone sits in a developing part of Smyrna that feels more tucked away from the busiest shopping and commercial areas.

That setting may appeal to buyers who prefer a quieter residential atmosphere. However, if being just a few minutes from I-24 is a priority, it's worth testing the drive during your normal commuting hours.

Pat's Perspective

I've toured Greystone several times, and one of the things I like is how tucked away it feels. When I've visited, the wooded surroundings have added to that more secluded setting. I especially like the clubhouse because it's a spacious place where residents can gather. The variety of townhomes and single-family homes is another advantage. Buyers can explore several different layouts within the same community.

Briley Downs: Newer Homes in a Growing Part of Smyrna

Briley Downs is a newer Smyrna community built by Dream Finders Homes. It offers detached single-family homes with a variety of layouts, including ranch-style homes and larger two-story designs.

Depending on the floor plan, buyers can find open living areas, flexible spaces, and options with the primary bedroom on the main level.

Briley Downs also advertises recreational features including a neighborhood dog park, playground, green spaces, and walking trails. The community pool is advertised as coming soon, so buyers should confirm its status directly before purchasing.

Source: Realtracs MLS closed sales, October 22, 2025 - October 21, 2026. Statistics reflect homes sold during this period, not current listing prices.

One thing worth knowing about Briley Downs is how much development has taken place in the surrounding area. Several new residential communities have been introduced nearby, including traditional single-family neighborhoods and 55+ developments.

Although this part of Smyrna still feels somewhat removed from the busiest commercial corridors, the surrounding area continues to change.

Pat's Perspective

I've visited Briley Downs several times, and I really like the homes and floor plans. In fact, when my brother was house hunting, I took him there, and it ended up being one of his final two choices.I've also shown homes in the community to buyers who liked the houses but felt the location was farther from their regular destinations than they preferred. That's why I always encourage buyers to consider their daily routine, not just the house itself. The floor plan may check all your boxes, but the location needs to work for you, too.

Gwynne Farms: Newer Homes With Pool and Pickleball Amenities

Gwynne Farms is a newer master-planned community in Smyrna developed by Lennar. It offers several home collections, giving buyers the opportunity to compare different floor plans, home sizes, and styles within the same development.

The community includes detached single-family homes as well as townhomes in designated collections. Floor plans vary, so buyers can explore options with different bedroom counts, living spaces, and layouts.

One of the community's highlights is its advertised recreational amenities, including a swimming pool, pickleball courts, a playground, and walking trails. Some amenities may still be under development, so buyers should confirm what's currently available.

Source: Realtracs MLS closed sales, October 22, 2025 - October 21, 2026. Figures reflect 12 sales in the subdivision records reviewed, not every home in Gwynne Farms or current asking prices.

Location is another consideration. Gwynne Farms is in the Rock Springs Road area, with access to shopping and restaurants along Sam Ridley Parkway, along with nearby recreational destinations such as Percy Priest Lake.

The different home collections can also mean differences in lot sizes, exterior maintenance, and other ownership responsibilities. It's important to compare the specific section you're considering.

What Buyers Should Know

Don't compare homes in Gwynne Farms based on price alone. Look at the floor plan, lot size, HOA fees, included maintenance services, and access to community amenities. Also verify which advertised recreational features are complete and which are still planned.

Kingfield: A Smaller Gated Community in Smyrna

If you're interested in a smaller neighborhood rather than a large master-planned development, Kingfield is worth exploring.

Located on the northeast side of Smyrna, near I-840, Kingfield is a new-construction community by Century Communities. The neighborhood is planned for just 27 homesites.

Kingfield offers three two-story floor plans ranging from approximately 2,400 to 2,616 square feet. Depending on the plan, buyers can find three to five bedrooms and flexible living spaces.

27 Planned Homesites
3 Floor Plans
2,400–2,616 Approximate Sq. Ft.

Planned neighborhood amenities include a gated entrance, sidewalks, streetlights, swinging benches, and a central gazebo with picnic seating.

The builder currently identifies the gate and several gathering amenities as coming soon. Buyers should confirm their completion status before purchasing.

Because Kingfield is still a newer development, there isn't enough historical sales activity to establish a meaningful neighborhood median price. My October 2026 MLS review included only one closing.

Pat's Perspective

I toured a Kingfield model home, and one feature that caught my attention was having a bedroom and full bathroom on the main level. That can be especially useful when you want space for visiting guests, a home office, or a multigenerational living arrangement.I also like that Kingfield is planned as a smaller community. It's a different option from some of Smyrna's much larger new-construction neighborhoods.

What Buyers Should Know: A gated entrance doesn't automatically mean staffed security. Before purchasing, ask about gate access, HOA fees, maintenance responsibilities, and the status of planned amenities. Also compare individual floor plans, since main-level bedroom arrangements differ.

The Courtyards at Stewarts Creek: 55+ Living With Private Courtyards

Smyrna also offers communities designed specifically for adults 55 and older. One of those is The Courtyards at Stewarts Creek by Epcon Communities.

This age-restricted neighborhood features detached homes designed around convenient living spaces and private outdoor courtyards. Floor plans emphasize open living areas, natural light, and main-level living.

Depending on the floor plan, buyers may also find additional space for guests, hobbies, or a home office.

The community advertises amenities including a clubhouse, fitness center, swimming pool, pickleball and bocce courts, and outdoor gathering areas. Buyers should verify which amenities are currently available.

2,124 Median Sq. Ft.

Source: Realtracs MLS closed sales, October 22, 2025 - October 21, 2026. Figures represent eight closed sales, not current asking prices.

One of the distinguishing features of this community is the private courtyard design. It provides dedicated outdoor living space without necessarily requiring a large traditional backyard.

For buyers considering a change in home size or maintenance responsibilities, it's worth comparing the floor plans, outdoor spaces, HOA services, and total ownership costs.

What Buyers Should Know

Before purchasing in a 55+ community, review the age and occupancy restrictions, current HOA fees, maintenance services, and community rules. Also confirm the completion status of advertised amenities. Choosing a more manageable home doesn't necessarily mean choosing a lower-priced home.

More Smyrna Neighborhoods Worth Exploring

Newer Development

Spring Branch

Spring Branch offers newer townhomes and detached single-family homes from different builders.

Depending on the section, community information includes recreational features such as playgrounds, dog parks, and pickleball amenities. Buyers should verify current offerings, HOA responsibilities, and amenity status.

Want a Larger Yard? Smyrna Neighborhoods With More Space

One thing I hear from buyers is, "I don't want the houses right on top of each other."

Some buyers prefer larger backyards, more privacy, or simply a little more breathing room between houses. Others don't mind smaller lots, especially if they prefer less yard maintenance.

In Smyrna, some established neighborhoods offer noticeably larger lots than newer developments. Here's what stood out when I reviewed recent MLS sales.

Bigger Lots Don't Always Mean More Space Between Houses

Here's something important to remember: a larger lot doesn't automatically mean greater distance between neighboring homes.

A property might have a deep backyard but narrow side yards. Another home with the same acreage could sit farther from its neighbors because of the width or shape of the lot.

If separation and privacy matter to you, look at the lot dimensions, home placement, neighboring houses, fencing, and outdoor areas you'll actually use.

Pat's Perspective

Everyone has a different idea of what feels too close. In some newer neighborhoods I've toured, the homes sit fairly close together. In established areas like Potts Crossing, I generally find the spacing more comfortable. My advice is to drive through the neighborhood and look at the actual properties. Lot size is useful information, but seeing the space for yourself can make a big difference.

If having more outdoor space is one of your priorities, neighborhoods such as Stonewood, Wellington, Arlington, and Sam Davis Meadows may be worth exploring. Just remember that home availability, condition, and lot dimensions vary from property to property.

Which Part of Smyrna Should You Consider?

When you're searching for a home in Smyrna, location deserves just as much attention as the floor plan, price, and amenities.

Some neighborhoods offer quick access to I-24 and the shopping and restaurants along Sam Ridley Parkway. Others are farther from the busiest commercial areas and may feel more tucked away.

Neither setting is automatically better. It depends on your daily routine and what matters most to you.

Things to Consider Before Choosing a Location

  • Commute and road access: How convenient is the neighborhood to I-24, I-840, your workplace, and the roads you'll travel regularly?
  • Everyday conveniences: Consider the distance to grocery stores, shopping, restaurants, parks, and medical facilities.
  • Schools and activities: If school transportation or extracurricular activities are part of your routine, research travel times and verify current school assignments directly.
  • Surrounding development: Pay attention to nearby construction and undeveloped land. A quiet area today may look different in a few years.

Pat's Perspective

When I originally moved to Smyrna, one of the biggest attractions was being so close to I-24 and Sam Ridley Parkway. Shopping, restaurants, groceries, and medical facilities were easy to reach. But I also liked that my neighborhood felt tucked away. There was still quite a bit of farmland nearby, and the area was quiet even though everything I needed was just a short drive away.Over the years, I've watched much of that farmland turn into new neighborhoods. Smyrna has gained a lot of conveniences, but the growth has brought more traffic, too. That's why I encourage buyers to look beyond the house and consider what living in that particular area will be like day to day.

One of my favorite suggestions is to drive through a neighborhood at different times of day. If possible, test your commute during the hours you'd normally travel. A location that feels convenient on a Saturday afternoon may be a different experience during weekday traffic.

If you're still getting familiar with Smyrna, take another look at the neighborhood map earlier in this guide to compare where the featured communities are located.

New Construction vs. Established Neighborhoods in Smyrna

One of the biggest decisions buyers face is whether to purchase a brand-new home or an existing home in an established neighborhood.

Smyrna offers both, and each has its advantages. The right choice depends on your priorities, budget, and how much maintenance you're comfortable taking on.

New Construction Homes

Potential Advantages

  • Modern floor plans and open living spaces
  • Newer appliances, HVAC, and roofing systems
  • Builder warranties on certain components
  • Energy-efficient construction features
  • Potential builder incentives and financing offers
  • Opportunities to select finishes or upgrades

Things to Consider

  • Lot premiums and upgrade costs
  • HOA fees and neighborhood restrictions
  • Smaller lots in some developments
  • Nearby construction during future phases
  • Whether advertised amenities are complete

Established Neighborhoods

Potential Advantages

  • Mature trees and established landscaping
  • Larger lots in some communities
  • Greater architectural variety
  • Opportunities to purchase an updated resale home
  • Ability to see how the neighborhood has developed
  • Existing community surroundings and amenities

Things to Consider

  • Age and condition of major home systems
  • Potential repairs or renovations
  • Energy efficiency of older construction
  • Landscaping and exterior maintenance
  • Differences in updates from home to home

Pat's Advice

I encourage buyers to compare the total cost of ownership, not just the purchase price. A new home may come with builder incentives, but upgrades and lot premiums can increase the cost.An established home may offer a larger yard or a more convenient location, but you should also consider the condition of the home and possible future repairs.Neither is automatically the better choice. It's about finding the home and neighborhood that fit your needs.

Whether you're considering a newer development like Greystone or Briley Downs, or an established neighborhood like Potts Crossing or Stonewood, I recommend comparing the homes, locations, and ownership costs before deciding.
