The Rutherford County real estate market continued to shift in August 2026, with changes in pricing, inventory, and buyer activity creating a more balanced environment.

For buyers, that means more choices and additional time to make thoughtful decisions. For sellers, it means pricing, preparation, and positioning are becoming increasingly important.

New listings fell 6% year over year, while new contracts declined 16%  shows us that buyers and sellers were less active toward the end of summer. At the same time, active inventory increased 5%, while months of supply rose to 23%, giving buyers more options and more room to take their time. Homes averaged 49 days from listing to contract, while closed homes averaged 31 days on market. On the pricing side, the average sale price increased 1% to $522,659, while the median sale price was essentially flat at $460,000. Taken together, these numbers point to a market with more inventory and a little more breathing room for buyers, while sellers need to pay close attention to pricing and positioning.

What This Means for Buyers

Buyers have more breathing room with 4.36 months of supply and homes taking an average of 49 days to go under contract, there may be more opportunity to negotiate price or terms, especially on homes that have been sitting longer.
