If you’ve been waiting for the Rutherford County real estate market to feel a little less competitive, September brought some noticeable changes.
There are more homes available than there were a year ago. Homes are taking an average of 33 days in the market. The sale prices are lower than they were last year. And with 4.65 months of supply, buyers generally have more choices and more room to slow down and think through a purchase.
In September, 378 homes went under contract. That tells me there are still buyers making moves and sellers who understand today’s market are still getting their homes sold.
So, what does that mean if you’re buying or selling in Rutherford County right now?

New Listings: 655
New Under Contract: 378
Closings: 349
Average Sale Price: $500,214
Median Sale Price: $430,000
Average Days on Market: 33
Months of Supply: 4.65
New listings fell 7% year over year, from 707 to 655, while new contracts increased 3% to 378. So while there are fewer new homes coming onto the market, buyers are still making moves.
At the same time, the number of homes available increased 8%, and months of supply rose 24% to 4.65 months, giving buyers more choices and a little more time to think through their options.
Homes that sold averaged 33 days on the market. The average sale price was $500,214, down 6% from last year. I wouldn’t take that to mean every home in Rutherford County is suddenly worth 6% less, what sells in a given month can change the average, but it does point to some softening in prices.
Overall, we’re seeing a market with more choices and less pressure for buyers, while sellers need to be thoughtful about pricing, presentation, and how their home compares with the competition.
What This Means for Buyers
If you’re buying right now, you don’t necessarily have to feel rushed as there are more homes to choose from. And with 4.65 months of supply, you may have more room to compare homes, think through the numbers, and negotiate when the situation allows. That doesn’t mean every seller will negotiate, but you may have more opportunities than buyers had a few years ago.

If you’re selling, the biggest thing I’d want you to know is that buyers have options. A home can still sell, but pricing it correctly from the beginning matters more when you’re competing with more homes. I’d look closely at what buyers are choosing right now, not just what a similar home sold for last year. Good presentation, realistic pricing, and being open to reasonable terms can make a real difference.
